To determine value, you really need to look at two factors:

 

(a) what have similar homes sold for, in your neighbourhood, in the VERY RECENT past, and

​

(b) what are homes similar to yours currently listed for on the MLS in your neighbourhood. When you are browsing the MLS, you might have to consult with a realtor to determine those homes that are underpriced and holding off on offers as only realtors have access to this information in the broker system.
